Job Overview

We are seeking an experienced Senior Fit-Out Architect to lead and coordinate architectural fit-out activities for interior construction projects in Malé, Maldives. The role is responsible for ensuring successful project delivery in accordance with approved designs, specifications, quality standards, project schedules, budgets, and client requirements.

The successful candidate will oversee architectural finishing works, shop drawing reviews, material approvals, construction documentation, site coordination, and multidisciplinary integration. Strong practical knowledge of fit-out construction methods, materials, finishes, detailing, joinery, bespoke furniture, ceilings, partitions, flooring, doors, ironmongery, and specialist architectural elements is essential.

Key Responsibilities

• Lead the architectural design process for complex fit-out and interior projects.
• Develop innovative, functional, and buildable architectural solutions that meet client requirements.
• Oversee project timelines, budgets, resources, and architectural deliverables.
• Lead and coordinate architectural fit-out activities during project execution.
• Review and approve architectural plans, drawings, shop drawings, specifications, and construction documentation.
• Review material submissions and ensure compliance with approved designs and specifications.
• Coordinate architectural works with structural, MEP, and other engineering disciplines.
• Identify design clashes, constructability issues, and coordination gaps before they affect site execution.
• Translate architectural and interior design concepts into detailed, buildable construction packages.
• Coordinate with clients, contractors, consultants, subcontractors, suppliers, and other stakeholders.
• Oversee architectural finishing works and ensure design intent is achieved during construction.
• Manage multiple fit-out packages and priorities while maintaining design quality, programme, and budget requirements.
• Ensure designs comply with applicable building codes, zoning requirements, regulations, and project standards.
• Prepare and oversee detailed architectural drawings, specifications, and construction documents.
• Communicate with clients to understand requirements, present design solutions, and incorporate feedback.
• Mentor and guide junior architects and design team members.
• Support technical resolution of structural, architectural, and construction-related challenges.
• Monitor industry trends, emerging technologies, and architectural best practices.
• Support HSE initiatives, safety awareness activities, and incident reporting in accordance with company and IMS policies.
• Ensure effective coordination and documentation throughout the project lifecycle.

Requirements & Qualifications

• Proven experience as a Senior Architect / Senior Fit-Out Architect.
• Strong experience in architectural fit-out and interior construction projects.
• Strong understanding of fit-out construction methods, materials, finishes, detailing, and installation techniques.
• Demonstrated ability to convert architectural and interior design concepts into detailed construction packages.
• Strong knowledge of:
  • Joinery and bespoke furniture
  • Decorative finishes
  • Ceilings and partitions
  • Flooring and wall finishes
  • Doors and ironmongery
  • Specialist architectural elements
• Strong shop drawing review and architectural documentation experience.
• Ability to identify design clashes, constructability issues, and coordination gaps.
• Proven experience working with main contractors, fit-out contractors, subcontractors, suppliers, consultants, and clients.
• Strong multidisciplinary coordination and stakeholder management skills.
• Ability to manage multiple fit-out packages while maintaining quality, programme, and budget control.
• Strong knowledge of applicable building codes and regulatory requirements.
• Proficiency in relevant design and documentation tools, including:
  • AutoCAD
  • Revit
  • BIM coordination platforms
  • Adobe Creative Suite
  • Other project-specific architectural software
• Strong technical, communication, leadership, and problem-solving skills.
• Ability to mentor junior architects and contribute to team development.
