Job Overview

A leading consultancy firm is seeking an experienced Quantity Surveyor to support a major villa construction project in Jeddah, Saudi Arabia. The role focuses on quantity surveying, cost management, contract administration, commercial control, and financial reporting throughout the construction project lifecycle.

The successful candidate will be responsible for preparing bills of quantities, cost estimates, tender documentation, contractor claim and variation assessments, interim payment certifications, cost reports, and final accounts. Strong knowledge of lump sum contracts, FIDIC contracts, construction measurement, and contract management is essential for this position.

Key Responsibilities

• Manage quantity surveying activities for a major villa construction project.
• Work with lump sum contracts and associated commercial requirements.
• Apply FIDIC contract principles and procedures.
• Prepare Bills of Quantities (BOQ).
• Prepare project cost estimates and tender documentation.
• Review and evaluate contractor claims.
• Assess and value variations and additional works.
• Measure completed construction works.
• Prepare interim payment certificates.
• Monitor project costs and maintain effective cost control.
• Track project budgets and identify cost variances.
• Support value engineering initiatives.
• Coordinate commercial matters with the client, consultants, and contractors.
• Prepare periodic cost reports.
• Support preparation and settlement of final accounts.
• Maintain accurate quantity surveying and contract documentation.
• Provide commercial and analytical support throughout project execution.

Requirements & Qualifications

• 8–10 years of professional experience as a Quantity Surveyor in construction projects.
• Bachelor’s degree in Civil Engineering, Quantity Surveying, or a related discipline.
• Proven experience in villa construction or real estate development projects.
• Strong knowledge of FIDIC contracts.
• Strong understanding of BOQ preparation and construction measurement.
• Experience in contract management and commercial administration.
• Experience with lump sum contracts.
• Proficiency in Quantity Surveying and cost-management software such as:
  • CostX
  • Candy
  • Microsoft Excel
• Strong cost-control and analytical capabilities.
• Excellent communication and negotiation skills.
• Strong attention to commercial and contractual detail.
• Fluent English communication skills, both spoken and written.
• Previous experience in Saudi Arabia or the Gulf region is preferred.
